This accommodation is the perfect choice for nature lovers who want to enjoy the original charm of the east coast of Sardinia. Tranquillity, the sea right in front of the house and a beautiful pine forest, in which the property is nestled, characterize it.
This vacation home is located in Matta e Peru, a district of Budoni, and offers a unique proximity to the sea (just a minute's walk away). The beach offers small stretches of sand, while others are home to one of the most important elements of the Mediterranean: Posidiona algae, also known as the "filter of the sea", which keeps the turquoise waters clean all year round.
The town of Budoni with all its amenities (restaurants, cafés, stores) is only about five minutes away by car, while a pizzeria can be reached in about 400 meters. Inside the house there are four private apartments, three of which have one bedroom (double bed) and one one-bedroom apartment. All living rooms have sofa beds so that between two and four guests can be accommodated. There is also a bathroom with washing machine and shower as well as a terrace with outdoor furniture for relaxing moments outdoors. An outdoor shower is available to all four apartments, as is free parking directly in front of the property.
The house can be booked as a whole or each apartment individually. For added comfort, clean towels and bed linen are provided on request.
We speak German, Italian, Dutch and English.
The prices below are valid for the three bigger apartments. For the one-room apartment, a daily fee of minus 20€ of the published price is applied.

Conditions
Checkin/arrival: from 16:00
Checkout/Departure: until 10:00 a.m.
On arrival a deposit of EUR 250,- will be charged. On departure, this will be refunded, provided that the apartment is not damaged in any way. This will be checked together during a personal check-out.
Duties of care
The tenants shall treat the rented premises and the furnishings with care. The tenants have to compensate for culpably caused damages. The landlord must be informed immediately of any complaints. During the rental period
during the rental period, the tenants have to report immediately. If the tenants do not comply with these obligations, they are not entitled to a reduction in rent because of these objectionable points.
House rules / Arrival and departure times
The tenants are obliged to comply with the house rules. The house rules are available in the rented premises. The arrival can generally take place from 16.00 o’clock. On the day of departure, the apartment must be vacated by 10.00 a.m. at the latest.
Cancellation
The tenant is entitled to withdraw from the contract before the start of the rental period. In case of such a withdrawal, the landlord will claim compensation as follows
Cancellation up to 45 days before the beginning of the rental period 10% of the rental price
Cancellation up to 44 days before the beginning of the rental period 30% of the rental price
Cancellation up to 32 days before the beginning of the rental period 60% of the rental price
Cancellation up to 21 days before the beginning of the rental period 80% of the rental price
Cancellation up to 11 days before the beginning of the rental period 90% of the rental price
The tenant has the right to provide a substitute tenant who will take over the apartment in full. Cancellation fees will not be charged in this case. The landlord reserves the right to withdraw from the rental contract in case of late payments. He is then entitled to claim compensation according to the lump sums as per point 3 of this contract.
Key
The tenants receive 2 keys from the landlord at the beginning of the rental period.
Liability
Claims for damages are excluded regardless of the nature of the breach of duty, unless there is intent or gross negligence. This also applies to tortious acts. In case of breach of essential contractual obligations, the landlord is liable for any negligence, but only up to the amount of the foreseeable damage.
Written form
Changes or additions to the contract must be made in writing.
Severability clause
Should individual provisions of this contract be or become invalid in whole or in part, or should there be a gap in the contract, the validity of the remaining provisions shall not be affected. In place of the invalid provision or to fill the gap, an appropriate provision shall be made which, as far as legally possible, comes as close as possible to what the contracting parties intended.
Choice of Law
Italian law shall apply.
Place of jurisdiction is Olbia.
