This beautiful apartment offers the perfect location for your vacation in north-eastern Sardinia: within walking distance of the fantastic beaches with crystal clear waters, the vibrant center of Budoni and all other amenities you might need (numerous restaurants as well as bars, cafes, supermarkets and stores). In the summer there is a night market in the evening where you can buy lots of great souvenirs.
The apartment consists of a living room with an open kitchen, two bedrooms with double beds and a bathroom. It is equipped with air conditioning. A spacious terrace offers plenty of space for dining and relaxing. There is a parking space right in front of the house, so you can enjoy your vacation in comfort without having to drive.
For added comfort, clean towels and bed linen are provided on request.
We speak German, Italian, Dutch and English.

Conditions
Checkin/arrival: from 16:00
Checkout/Departure: until 10:00 a.m.
On arrival a deposit of EUR 250,- will be charged. On departure, this will be refunded, provided that the apartment is not damaged in any way. This will be checked together during a personal check-out.
Duties of care
The tenants shall treat the rented premises and the furnishings with care. The tenants have to compensate for culpably caused damages. The landlord must be informed immediately of any complaints. During the rental period
during the rental period, the tenants have to report immediately. If the tenants do not comply with these obligations, they are not entitled to a reduction in rent because of these objectionable points.
House rules / Arrival and departure times
The tenants are obliged to comply with the house rules. The house rules are available in the rented premises. The arrival can generally take place from 16.00 o’clock. On the day of departure, the apartment must be vacated by 10.00 a.m. at the latest.
Cancellation
The tenant is entitled to withdraw from the contract before the start of the rental period. In case of such a withdrawal, the landlord will claim compensation as follows
Cancellation up to 45 days before the beginning of the rental period 10% of the rental price
Cancellation up to 44 days before the beginning of the rental period 30% of the rental price
Cancellation up to 32 days before the beginning of the rental period 60% of the rental price
Cancellation up to 21 days before the beginning of the rental period 80% of the rental price
Cancellation up to 11 days before the beginning of the rental period 90% of the rental price
The tenant has the right to provide a substitute tenant who will take over the apartment in full. Cancellation fees will not be charged in this case. The landlord reserves the right to withdraw from the rental contract in case of late payments. He is then entitled to claim compensation according to the lump sums as per point 3 of this contract.
Key
The tenants receive 2 keys from the landlord at the beginning of the rental period.
Liability
Claims for damages are excluded regardless of the nature of the breach of duty, unless there is intent or gross negligence. This also applies to tortious acts. In case of breach of essential contractual obligations, the landlord is liable for any negligence, but only up to the amount of the foreseeable damage.
Written form
Changes or additions to the contract must be made in writing.
Severability clause
Should individual provisions of this contract be or become invalid in whole or in part, or should there be a gap in the contract, the validity of the remaining provisions shall not be affected. In place of the invalid provision or to fill the gap, an appropriate provision shall be made which, as far as legally possible, comes as close as possible to what the contracting parties intended.
Choice of Law
Italian law shall apply.
Place of jurisdiction is Olbia.
